Metal roofing in Savannah: what to weigh first

Thinking about a metal roof? Here's what Savannah's storm record, permits and Historic District rules mean for the decision, and what to ask before you sign.

Savannah's weather: wind matters more than hail

NOAA's Storm Events Database lists 390 thunderstorm-wind reports in Chatham County on 138 separate days from 2010 through 2025, most often in June, July and April. Hail is less common: 82 reports on 35 days, and the largest was 2 inches.

Tropical storm, hurricane or storm-surge entries covering Chatham County appear on 16 days in 10 of those 16 years, mostly in September and October. When you compare metal-roof quotes, ask each contractor how the system they're proposing is rated and fastened for wind, and ask for that in writing.

Permits and Historic District approval

The City of Savannah lists a full roof replacement, including underlayment, as work that needs a building permit. Confirm who will pull it.

In Savannah's Historic Districts, all exterior work needs Historic Review Board approval. A change of roofing material is exterior work, so if your home is in a district, raise the switch to metal with the City before you commit, and allow for that step in your timeline.

What a metal roof costs (national average, not a local quote)

Angi's U.S. national figures put a metal roof replacement at roughly $5,700 to $25,000 (updated March 5, 2026). That's a wide range. Roof size, panel type, tear-off and any decking repairs drive where your home lands. Only a written estimate tells you your price.

Savannah's median home was built in 1971 (ACS 2024). On older homes, ask how decking problems found during tear-off will be priced before work starts.

Questions to ask before you choose metal

  • Which metal system, and which panel profile, are you quoting? Can I see the manufacturer's installation instructions?
  • How will it be fastened, and what wind rating does the installed system carry?
  • Is tear-off included, or are you going over the existing roof? Is that allowed here?
  • Who handles the City permit and, if I'm in a Historic District, the Historic Review Board approval?
  • What warranty applies to the material, and what applies to the workmanship? Please put both in writing.
  • How are mid-job decking repairs priced?
